Tenant 's Guide

You need to obtain consent from your current landlord, if applicable, prior to commencement of referencing.

For each prospective tenant we require:
1. Proof of residency such as bank/credit card statement or utility bill which must be dated within the last three months at your most recent address

2. Photo ID, driving licence or current passport accepted.

We will carry out a Credit reference for each tenant.

We charge an administration fee (Non-refundable) to cover the cost of referencing, check in, preparation of the tenancy agreement.

Where there is more than one tenant, at least one tenant must be nominated.

The tenancy agreement will be drawn up for signature (including guarantor agreement if applicable) once all the references are completed satisfactorily.

Balance of deposit and first month's rent in advance has to be paid at this stage. You will not be allowed to move into the property until payment is received in full and cleared by the bank.

The Deposit is made of six weeks’ rent. An additional deposit may be requested if you are a smoker or have pets.

Rents are paid in advance and by standing order. There are administrative charges for late payments and sending reminders.

If applicable we will prepare an inventory and schedule of condition of the property, to be signed by you and ourselves. A check out schedule will be carried out before you leave.

It is your responsibility to take meter readings for utilities when you check in and also when you leave and you need to inform the relevant authorities.

If applicable you need to make your own arrangement for telephone line connection,broadband, Sky systems and TV license.

Where we act as agent, only for introduction and rent collection, you must contact the landlord direct about maintenance problems.

Where we carry out a full management service you should tell us, at the earliest time possible, about any maintenance problems. We will then contact the landlord if necessary - and if the landlord gives us permission, we will arrange for contractors to carry out the work.

It is the tenant’s responsibility to report to all problems with the property in good time. Failure to do this will render the tenant liable to pay costs for damages. It is the tenant’s responsibility to arrange for removals of any pests.

We carry out visits during the tenancy periods, reporting any problems to the landlord, and that the property is being kept in good order.

At the end of the tenancy a check-out will take place on the last day of the tenancy as pre-arranged with the tenant.

You may wish to renew your tenancy if agreed by the landlord.

At the end of the tenancy the balance of your deposit will be returned to you up to 28 days after you vacate the property less any reasonable and agreed amount deducted for damages etc.

The landlord insures the building and the contents which belong to him .You need to make sure that to take out your own insurance cover for contents.
